3. Contract Accepted (Day 0)

  • Buyer deposits Earnest Money (within 1–3 days of acceptance)
     

4. Inspection & Due Diligence

  • 10-Day Inspection Period (ARS §33-1324, AAR contract)

  • I have 5 referrals for inspectors, can use your own
     

5. Appraisal & Loan

  • Lender orders appraisal (usually within 10–17 days)

  • Loan approval (typically within 20 days)

  • I have 5 referrals for loan officers, 3 appraisers, you are always free to use your own
     

6. Title & HOA Disclosure Review

  • 5 days to review Title Commitment

  • 10 days to review HOA disclosures (if applicable)

  • Have 4 referrals for Title Companies
     

7. Closing Preparation

  • Buyer receives Closing Disclosure (federal law: 3 days before closing)

  • Final walkthrough (within 3 days before closing)
     

8. Closing Day

  • Typically 30–45 days after contract acceptance

  • Buyer signs documents, lender funds loan, deed recorded

  • Keys delivered 🎉

     

Key Legal Notes (AZ):

  • 10-Day Inspection Period is critical (most cancellations happen here)

  • Earnest Money Deadline is enforceable—missing it may breach contract

  • HOA & Title Review Deadlines give cancellation rights if unsatisfactory

  • Closing Disclosure (CD) federally requires a 3-day review period
